I strongly believe this agency is a scam taking advantage of the housing crisis in Paris/Île-de-France. It’s hard to summarize all the bad practices and tricks we experienced during the year we lived in their apartment. I am a tech professional in my 30s, and handling this situation was extremely exhausting. I cannot imagine how stressful it must be for a student or a family. I hope this review helps others avoid the nightmare we went through.
Here is a timeline of the main issues we faced:
* Blocked entrance: Just a few hours after the état des lieux, our door was literally blocked by large rubbish bags and broken appliances. The “cleaning team” had left them in the building’s communal trash instead of removing them. We had to wait one week (yes, one week!) for Manda to act, moving the rubbish ourselves and creating tension with neighbors and the building’s gardien.
* Dangerous electricity: The apartment’s electrical installation was unsafe and likely illegal. After 6 months, the bathroom lights stopped working (November 2024). Despite repeated emails and calls, Manda didn’t arrange repairs until April 2025 (as you hear it, 6 months later). When an artisan came, he recommended a major upgrade, which Manda refused to fund, asking instead for more time to find a cheaper solution. By then, we had decided to leave in July.
* Excessive and unearned fees: They charge the maximum allowed honoraires (1,000 EUR in my casefor a 67m2 flat) without even offering a proper visit, everything is virtual. Their communication seems automated, and it’s nearly impossible to resolve issues. On multiple occasions, they requested additional money for months (e.g., 100 EUR of unpaid rent because they forgot to add the oven we bought after their validation) while ignoring urgent maintenance requests, such as the electricity problem.
* Poor condition on entry: On the day of the état des lieux, the flat was in very poor condition:
* Balcony damaged by the previous owner and unrepaired
* Sticky floors
* Broken tap and oven
* Insufficient lighting
* Only one set of keys for two tenants
Minimal fixes were eventually done (tap hole repaired, some old furniture removed), but we had to perform deep cleaning ourselves.
* Unfair fee deductions: Upon leaving, they claimed only 150 EUR of the 1,000 EUR honoraires would be returned, charging 250 EUR for cleaning, despite the fact that we had to enter the flat with rubbish blocking the door, and we have photos to prove it.
Looking back, I can’t understand why I didn’t cancel the contract on the first day, but finding housing in Paris is itself a nightmare, and I was simply exhausted from searching. Still, I was in a flat before for 6 months and had no problems, and in the current one I could finally enjoy a normal interaction with the agency: my washing machine was not working and I realized about it a few days after the etat de lieux. They replied me in just a few hours saying that of course they were paying for a new one.
Bottom line: Avoid Manda at all costs. Their management is negligent, their fees are excessive, and their practices are misleading and stressful.

Very simple, very fast, very honest. In fact, you might not like your flat you can always not sign the contract and commercial policies come on your help. I strongly advise against using Manda to manage your property.
I listed my apartment with them, and while they were quick to find a tenant, everything else has been completely unprofessional. The property manager takes decisions without consulting me, doesn’t inform me of issues that arise, and offers no real follow-up.
She gives the impression of being competent, but in reality, things are poorly handled and often done incorrectly. There's no effort to communicate clearly or provide information in the proper format.
Most importantly, the service inspires absolutely no trust. I never felt like my property was in good hands. Looking back, it would have been far easier and less stressful to rent it out myself.
Avoid this agency.
Manda might seem like a convenient solution on paper, but in practice, they only make things more difficult.

Your message is misleading and omits key facts:
If the tenant’s insurance refused to cover the issue, that is not my insurer’s responsibility. This should be considered a failure on the tenant’s part to fulfill their obligations — not mine.
Regarding the water damage: I was never informed that the tenant’s insurance had refused to intervene. I never contacted my own insurance because you told me the tenant was handling it. You also never suggested a leak detection — only a humidity diagnosis months before the leak occurred.
You chose to relist my apartment for rent without consulting me.
You sent the tenant a final security deposit breakdown without my approval.
You told the tenant not to repair the damage she caused, despite her willingness to fix it. This forced me to withhold part of the security deposit, which she is now disputing — a situation your instructions directly caused.
Your management has been careless and unprofessional at best. These repeated missteps show a lack of responsibility and respect toward both owner and tenant.

Honesty I am surprised this agency has been running this long given their worst quality customer service.
From checking in to checking out, nothing was good. I am speaking to an employee Sara Mahfoudi whose job is basically to collect money and ignore everything else.
Wish I could rate them something less than this. They are frauds and the customer service is hell. They don't reply. There was issue when I moved and it was due to their miscalculation I was made to pay excess amount. However then they said that they will refund the excesses payment that was made and it's been already 2 months and I have still not received the refund. when I contact them whether they don't reply or they reply very late and according to then they say that the refund has been processed. But where the hell did this money go if they have sent that. Clearly I have not received it. I asked them to share the account detail to which they transferred the money or the transaction id for the refund they don't even share that with me. They are clearly fraud.
I am completely sure that the manager working here just doesn't care about the customer or their issues. I am almost sure that I have additionally also lost the security deposit of my account which they say according to them they have transferred to my account. Well I haven't received it yet also it's been 16 + days they say that they have done the transaction.whats funny you know Their payment partner stripe which was suppose to contact me regarding the bank details and then the transaction was supposed to me be done. However they never contacted me never once. And now the great manda manager said to me that the transaction has been deposit to the bank account which God knows to which or whose account they made the transaction and now she don't even reply to my queries. Should I sue you for this two reason:
1. Taking extra money from me on fake demand and pretending to refund it which I never received back.
2. The security deposit which I was supposed to receive back after I left the apartment I never received it.
So total I lost 900 euros . Is this normal for you.

3 stars but my apartment is very nice clean and functional. The quality of service you receive will depend on who your agent is. When I began I had a very nice agent Marie. She responded very quickly and even called me on the phone. Weeks later someone else took over but they never informed me so my emails went unanswered. When I checked their platform I saw a new agent but she has yet to respond to any emails. The other agent who is meeting me for my inventory is very responsive. I would skip their partners as their home insurance people were rude and took forever to send an invoice so I went with another company. And the utilities ilek company was also expensive and charged me for gas when a gas meter was not detected at the property.
The support is very poor, after rental they Assigned manager to manage your rental on a daily basis but manager did not contact me. I got many problems on the appartment and i did complained on the manda platform. some were urgent but never got responded in time.
